Understanding Aluminum Siding Oxidation
Run your hand across your Jacksonville home's aluminum siding and notice the white, powdery residue that comes off on your fingers. That's aluminum oxide β the result of the metal reacting with oxygen and moisture in the air.
In effect, your siding is slowly dissolving. While aluminum doesn't rust like steel, oxidation degrades the painted finish, dulls the color, and creates a chalky appearance that makes your home look decades older than it is.
At Clean Fix Jax, we restore aluminum siding throughout Northeast Florida, and the approach depends on how advanced the oxidation is.
Why Aluminum Siding Oxidizes Faster in Jacksonville
Salt Air
Coastal homes within 5 miles of the ocean face accelerated oxidation from salt air. Sodium chloride is hygroscopic β it attracts and holds moisture against the siding surface, creating a constant electrochemical reaction.
Homes in Jacksonville Beach and Fernandina Beach and Amelia Island can see significant oxidation within 5-7 years of installation, compared to 10-15 years inland.
Humidity
Our 74% average humidity means moisture is constantly present on exterior surfaces. Water is the catalyst for oxidation β more moisture means faster reaction rates. Even inland Jacksonville homes in Orange Park and St. Augustine see faster oxidation than homes in drier climates.
UV Exposure
Florida's intense UV radiation breaks down the paint's protective binders, exposing the bare aluminum to the elements. Once the paint film begins breaking down, oxidation accelerates rapidly. South- and west-facing walls typically show the most UV damage and the earliest oxidation.
Assessing Oxidation Severity
Light Oxidation
Chalky residue that transfers to your hand but the underlying paint color remains relatively vibrant. The paint film is intact but the surface layer has degraded. This level responds well to cleaning and can be restored without repainting.
Moderate Oxidation
Noticeable chalkiness with faded color. The paint has thinned but hasn't worn through to bare metal. Cleaning removes the chalk and improves appearance, but the color will remain faded. Painting is the better long-term solution at this stage.
Severe Oxidation
Heavy chalking with significantly faded or patchy color, possibly with areas of bare aluminum showing. The paint film has failed and the metal is exposed. Cleaning alone won't restore appearance β painting is necessary.
Cleaning Light to Moderate Oxidation
The Hand Wash Method
For light oxidation, a simple hand wash with the right products produces excellent results:
- Step 1: Wet a section of siding with a garden hose, working from the bottom up
- Step 2: Apply a solution of TSP (trisodium phosphate) or TSP substitute β 1/2 cup per gallon of warm water. TSP cuts through chalky oxidation without damaging the paint
- Step 3: Scrub with a soft-bristle brush on a pole, working in small sections (4x4 feet). Use horizontal strokes following the siding grain
- Step 4: Rinse thoroughly from the top down before the solution dries. Dried TSP leaves a residue that attracts dirt
- Step 5: Move to the next section and repeat
Soft Washing
For larger homes or more extensive oxidation, soft washing with a sodium hypochlorite solution removes oxidation along with mildew and algae. Use a 1:6 dilution with surfactant, apply from bottom up, allow 10 minutes of dwell time, and rinse thoroughly.
This method is faster than hand washing and addresses biological growth simultaneously. At Clean Fix Jax, our exterior cleaning includes oxidation removal for aluminum siding.
What Not to Do
- Never pressure wash aluminum siding: High pressure dents thin aluminum panels and forces water behind the siding where it causes hidden damage. Even 1,000 PSI can dent aluminum
- Don't use abrasive cleaners: Powdered cleansers and abrasive pads remove the chalky oxidation but also remove the remaining paint, accelerating deterioration
- Don't use acidic cleaners: Acid solutions etch aluminum and accelerate oxidation rather than reducing it
- Don't paint over chalky oxidation: New paint won't adhere to a chalky surface. The chalk must be completely removed before painting, or the new paint will peel within 1-2 years
When to Paint Instead of Clean
If your aluminum siding has moderate to severe oxidation with significant color fading, painting provides a longer-lasting solution than cleaning. However, proper preparation is essential β painting over chalky, oxidized siding guarantees failure.
The surface must be thoroughly cleaned with TSP, rinsed, and allowed to dry completely. Apply a high-quality exterior primer formulated for aluminum (100% acrylic primer), then two coats of premium acrylic latex exterior paint.
In Jacksonville, expect repainted aluminum siding to last 7-10 years before needing attention again. Professional aluminum siding painting costs $2-4 per square foot.
At Clean Fix Jax, we assess your aluminum siding's condition and recommend the most cost-effective approach β cleaning when it will produce the results you want, and honest guidance when painting is the better investment.
