The Final Walkthrough: Your Last Chance to Protect Your Deposit
You've packed the last box, loaded the truck, and you're ready to hand over the keys. But wait β before you walk out that door for the final time, there's a critical set of cleaning and documentation tasks that could mean the difference between getting your full deposit back and losing hundreds of dollars.
Our team has seen it happen too many times in Jacksonville: a tenant does a great job cleaning but misses a few last-minute details, and those details cost them.
This guide covers the final walkthrough β the cleaning tasks, the documentation, and the mindset you need to protect your $1,000-$2,000 security deposit.
The Morning-Of Game Plan
Do your final walkthrough the morning of your move-out, not the night before. Why? Because the last night in your rental, you'll still be using the bathroom, sleeping in a bedroom, and possibly eating in the kitchen. All of that creates new mess that needs addressing.
What to Bring
- Cleaning supplies: all-purpose cleaner, glass cleaner, microfiber cloths, paper towels, a mop
- A phone with a good camera and enough storage for 50+ photos
- Your move-in condition report and photos from when you moved in
- A notepad for noting any issues you want to address with the landlord
The Final Cleaning Sweep
Kitchen: The Last Room You Use
You'll likely use the kitchen on move-out morning β coffee, quick breakfast, etc. That means the kitchen needs the most last-minute attention:
- Sink: Scrub it out, polish the faucet, and make sure the disposal is clean (run ice and lemon)
- Counter: Wipe the entire surface, including behind the faucet and along the backsplash
- Floor: Sweep and mop, including the area in front of the sink and stove where you've been standing
- Appliance exteriors: Quick wipe of the fridge handle, dishwasher front, and stove surface
- Trash: Empty the trash can, wipe the inside if needed, and leave the bag out (don't put a new bag in β some landlords prefer empty cans)
Bathrooms: The Fresh Finish
- Wipe the sink and counter one last time
- Clean the mirror β smudges show up under inspection lighting
- Quick wipe of the toilet seat and exterior
- Squeegee the shower if you used it that morning
- Mop the floor, especially around the toilet base
- Empty the trash
All Rooms: The Final Pass
- Floors: Vacuum or sweep every room. Mop hard floors.
- Baseboards: Quick wipe with a damp cloth β inspectors look at these at floor level
- Light switches and plates: Wipe every one. They show fingerprints and grime that you've stopped noticing.
- Door handles: Wipe inside and out on every door
- Window sills: Quick wipe, especially in Jacksonville Beach rentals where sand accumulates
The Documentation Walkthrough
After cleaning, before you leave, take comprehensive photos. This is your insurance policy against unfair deductions. Florida law allows you to dispute charges, but you need evidence.
Photo Checklist
- Every room from multiple angles β standing in the doorway and from the opposite corner
- Kitchen: open oven (show it's clean), open refrigerator (show it's clean), inside cabinets
- Bathrooms: shower/tub, toilet, sink, mirror, floor
- Carpet: close-up photos showing it's clean and free of stains
- Walls: photograph any areas where you patched holes or touched up paint
- Exterior: porch, patio, or balcony β swept and clear of personal items
- Garage or storage: swept and empty
- All closets: empty with doors open
Video Walkthrough
In addition to photos, record a slow video walkthrough of the entire unit. Narrate what you're showing β "Here's the clean oven," "Here's the bathroom, freshly cleaned." This takes 5 minutes and provides irrefutable timestamped evidence of the unit's condition.
The Key Handoff
What to Leave Behind
- Any keys, garage remotes, or access cards
- Mailbox key
- Any owner's manuals or warranty information that came with the unit
- Forwarding address written on the move-out form or a separate note
What NOT to Leave Behind
- Any personal belongings β check every cabinet, closet, drawer, and shelf
- Food in the pantry or refrigerator
- Cleaning supplies (unless the landlord requested you leave them)
- Trash β double-check every room
Request a Walk-Through With Your Landlord
If possible, schedule a walk-through with your landlord or property manager before you leave. This gives you the chance to:
- Address any concerns in real-time
- Offer to fix small issues on the spot rather than having them deducted from your deposit
- Get verbal confirmation that the unit meets their standards
- Sign a condition agreement that documents the unit's move-out state
Many Jacksonville property management companies will do this as a standard practice, but private landlords might not offer. Ask for it anyway.
Jacksonville-Specific Final Checks
Our local climate creates a few unique last-minute concerns:
- Check for mold: Do a final scan of bathroom ceilings, window sills, and any areas near plumbing. In our humidity, mold can appear in the weeks between your deep clean and move-out if moisture isn't controlled.
- Verify exhaust fans: Make sure bathroom and kitchen fans are working. A non-functioning fan during your tenancy could be blamed for any mold discovered later.
- Exterior surfaces: If your rental has a porch or patio, check for green algae growth on walls or fencing β it grows fast in St. Augustine and other areas with heavy tree cover.
- AC thermostat: Leave it at a reasonable temperature (78Β°F is standard) so the landlord doesn't walk into a hot, humid unit that starts growing mold before the next tenant arrives.
