Why Vacations Are Dangerous for Jacksonville Homes
Here's a scenario that plays out every summer in Jacksonville: you head out of town for a week, you come home, and your house smells like a damp basement. Or worse β there are ants in the kitchen, mold on the bathroom ceiling, and your garbage disposal has become a science experiment. A week of 90-degree days and 85% humidity with nobody running the AC at full blast or opening doors for ventilation turns your closed-up home into a petri dish.
I've seen it all β from the family in Mandarin who came home to black mold on their guest bathroom walls after a 10-day cruise, to the couple in St. Augustine who found fruit flies had colonized their entire kitchen during a long weekend away. The good news? All of these vacation homecoming disasters are preventable with a thorough before-vacation cleaning and preparation checklist.
The Before-Vacation Kitchen Checklist
Clean Out the Refrigerator (30 Minutes)
This is the number one source of post-vacation unpleasantness. That half-used jar of pasta sauce, the bagged salad that's already on its last legs, the leftover fish from Tuesday β all of these become biohazards in a closed-up Florida home within 3-5 days.
- Consume or freeze anything that will spoil within a week
- Discard all opened condiments and leftovers you won't eat before leaving
- Wipe all interior shelves with vinegar solution to remove any drips or spills that could develop mold
- Place an open box of baking soda in the fridge and freezer to absorb odors while you're away
- Set the refrigerator to a slightly cooler temperature β 35Β°F instead of 37Β°F β to compensate for the compressor running less if you raise the AC
Clean the Sink and Disposal (10 Minutes)
In Jacksonville's humidity, any food residue in your garbage disposal will produce odors within 48 hours. Before you leave:
- Run the disposal with plenty of cold water for 60 seconds to flush everything through
- Drop a handful of ice cubes and 1/2 cup of rock salt into the running disposal to clean the blades
- Run half a lemon through the disposal for deodorizing
- Pour 1/2 cup white vinegar down the drain and let it sit β this kills bacteria that cause odors
Take Out All Trash (5 Minutes)
This includes kitchen trash, bathroom trash, and any other waste bins. Even an empty trash bag with a few residue spots can attract ants and produce odors in our climate. Wipe the inside of each can with a disinfectant wipe before putting in a fresh bag.
The Before-Vacation Bathroom Checklist
Eliminate Moisture Sources (20 Minutes)
Bathrooms are the most vulnerable rooms in a Jacksonville home when left unattended. With nobody using the exhaust fan or squeegeeing walls, residual moisture fuels mold growth rapidly.
- Clean all surfaces β toilet, sink, tub, shower walls, and floor β with a mold-killing cleaner
- Squeegee the shower completely dry β every surface, including the floor of the tub or shower pan
- Hang all towels and bath mats outside or in a well-ventilated area to dry fully before you leave. Never leave damp towels in a closed bathroom
- Leave the bathroom door open and the shower curtain open for airflow
- Run the exhaust fan for 30 minutes after your last shower to remove all residual moisture
Toilet Preparation
This is the step people always forget, and they regret it when they return:
- Clean the toilet bowl with a vinegar-based cleaner β chlorine bleach residues can damage seals over time
- Sprinkle baking soda in the bowl before you leave to prevent staining and odor. Don't flush β the baking soda sits in the water and prevents bacterial growth
- Close the toilet lid to prevent evaporation and the spread of any bacteria-laden mist
The Before-Vacation Whole-Home Checklist
Laundry and Linens
- Wash all dirty laundry before leaving β wet or damp clothes in a hamper will mildew within 48 hours in our humidity
- Run the washing machine on a hot cycle with 2 cups of vinegar to clean it before leaving it idle
- Leave the washer door open (especially front-loaders) to prevent mold growth in the rubber gasket
- Change bed sheets β coming home to fresh sheets after a vacation is a small luxury that makes a big difference
Pest Prevention
- Vacuum all floors β even small crumbs attract ants and roaches within 24 hours in Jacksonville
- Wipe all kitchen counters with vinegar to remove any food residue invisible to the eye
- Clean pet food bowls and store them β don't leave any pet food out
- Seal all food in airtight containers β pantry pests like weevils and pantry moths thrive in Florida's warmth
- Check for standing water β plant saucers, pet water bowls, and clogged drains all provide breeding grounds for mosquitoes
Climate Control
- Set the AC to 80Β°F β don't turn it off completely. A home without AC in a Jacksonville summer develops mold within 72 hours. Setting it to 80Β°F saves energy while still dehumidifying the air enough to prevent mold
- Set dehumidifiers to 50% and leave them running with the continuous drain hose attached (so they don't shut off when the bucket fills)
- Close blinds and curtains on south- and west-facing windows to reduce heat gain and UV damage to furnishings
The Quick Reference Checklist
- Clean out fridge of all perishables
- Clean sink and garbage disposal
- Take out all trash and wipe cans
- Clean and dry all bathroom surfaces
- Squeegee shower completely dry
- Wash all dirty laundry and change sheets
- Vacuum all floors and wipe all counters
- Seal all food in airtight containers
- Clean pet areas and store food bowls
- Set AC to 80Β°F, dehumidifiers to 50%
- Close blinds on sunny windows
- Leave interior doors open for airflow
- Run dishwasher empty with vinegar
- Check for standing water throughout home
