Cleaning a Renovated Home Before Moving In

Renovated Doesn't Mean Clean β€” Not Even Close

Congratulations on the renovated home in Jacksonville! The new kitchen looks amazing, the bathrooms sparkle, and the floors are gorgeous. But here's what nobody tells you: renovation leaves behind an invisible layer of fine dust that gets into everything β€” your lungs, your clothes, your food, and your kids' toys. That dust isn't just annoying; it can contain silica, fiberglass particles, paint fumes, and construction adhesives that you absolutely do not want your family breathing.

Our team has performed dozens of post-renovation cleanings across Northeast Florida, from condos in San Marco to historic home renovations in Argyle Forest. The pattern is always the same: the renovation looks finished, but the cleaning hasn't even started. This guide covers everything you need to know about cleaning a renovated home before you move in.

What Contractors Leave Behind (That You Can't See)

Even the most meticulous contractors leave behind residues that a normal cleaning won't address. Construction dust is extraordinarily fine β€” finer than household dust β€” and it penetrates into every surface and crevice:

  • Drywall dust: The most common and most pervasive renovation residue. It's incredibly fine, electrostatic, and gets into HVAC vents, cabinet interiors, window tracks, and every surface in the home.
  • Sawdust: Larger particles that settle on surfaces and inside cabinets and drawers. Can trigger allergies and asthma.
  • Paint overspray and splatter: Microscopic paint particles float through the air during painting and settle on surfaces far from where the painting happened.
  • Adhesive residue: From flooring installation, countertop mounting, and tile work. Often invisible until it attracts dirt.
  • Grout and mortar dust: From tile installation. Gets into every surface nearby and is alkaline β€” it can irritate skin and eyes.
  • Fiberglass particles: From insulation work. These are a genuine health concern, especially for children.

The Three-Phase Post-Renovation Cleaning Process

Phase 1: Rough Clean β€” Remove the Big Stuff

Start by removing all construction debris, trash, and large particles. This means:

  • Remove all contractor trash, leftover materials, and packaging
  • Sweep or vacuum all floors to remove loose debris
  • Wipe down all large flat surfaces with a damp cloth to remove the first layer of dust
  • Open all windows and run fans to ventilate β€” you need to flush out the airborne particles

In Jacksonville, you can usually ventilate year-round, which is a major advantage. Take advantage of it during this phase.

Phase 2: Detail Clean β€” The Deep Scrub

This is where the real work happens. After the rough clean removes the visible debris, the detail clean addresses the fine dust and residue on every surface:

  • HVAC system: Replace all air filters β€” the ones that were in during renovation are loaded with construction dust. Consider having the ducts professionally cleaned ($300-$500). Run the system on "fan only" for 30 minutes after changing filters to flush residual dust.
  • Kitchen cabinets: Wipe every interior shelf with a damp microfiber cloth. Construction dust settles inside cabinets even with doors closed. Wipe all exterior surfaces, handles, and the tops of upper cabinets where dust accumulates thickly.
  • Bathroom fixtures: Remove any grout haze from tile with a proper haze remover. Clean all new fixtures with appropriate cleaners β€” don't damage that brand-new hardware with abrasive cleaners.
  • Windows: Clean glass inside and out. Vacuum and wipe all window tracks β€” they collect enormous amounts of construction dust. Clean sills and window frames.
  • Light fixtures and ceiling fans: Remove covers and wash. Dust all fan blades. Construction dust inside enclosed fixtures is very common.
  • Walls and baseboards: Wipe all walls with a slightly damp microfiber cloth. Construction dust clings to walls electrostatically. Wipe all baseboards and trim.
  • Switch plates and outlets: Remove and wipe behind them β€” dust gets inside the electrical boxes during renovation. Wipe the covers themselves.

Phase 3: Final Clean β€” The Move-In Polish

After the detail clean, wait 24 hours. Fine dust will have settled again. Then do one final pass:

  • Vacuum all floors again β€” especially carpet, which traps fine dust
  • Damp mop all hard floors
  • Wipe all bathroom and kitchen surfaces one more time
  • Run the dishwasher empty with vinegar
  • Wipe the interior of the refrigerator one final time

This 24-hour gap between detail and final clean is critical. Skip it, and you'll be living with construction dust for months.

Jacksonville-Specific Renovation Cleaning Concerns

Historic Home Renovations

If you've renovated a home in Riverside, Springfield, or St. Augustine's historic district, there may be lead paint or asbestos materials that were disturbed during renovation. If your home was built before 1978, the renovation should have included lead-safe practices. If you're unsure, have the dust tested before you clean it yourself. Lead dust is a serious health hazard, especially for children.

New Flooring in Humid Conditions

New hardwood or laminate flooring installed during Jacksonville's humid months may have absorbed moisture during the renovation process. After deep cleaning, run your AC at 72-74 degrees for at least 48 hours before moving in furniture. This allows the flooring to acclimate and prevents warping or cupping.

Common Renovation Cleaning Mistakes

After working on dozens of post-renovation cleanings in Jacksonville, our team sees the same mistakes repeatedly:

  • Using a regular vacuum on construction dust: Standard vacuums don't have HEPA filtration and simply blow fine construction dust back into the air. You need a HEPA vacuum or you're just moving the dust around.
  • Cleaning walls before the dust settles: If you clean walls while construction dust is still circulating, the dust will settle on your freshly cleaned walls within hours. Always work from top to bottom and allow 24 hours between your detail clean and final clean.
  • Skipping the HVAC system: This is the most common mistake. Construction dust in the ducts will keep circulating for months if not addressed, making all your other cleaning efforts partially wasted.
  • Using abrasive cleaners on new surfaces: New granite, quartz, and stainless steel surfaces can be damaged by abrasive cleaners. Always use the manufacturer-recommended cleaning products for new finishes.
  • Forgetting the garage: If the renovation involved any exterior work or if materials were stored in the garage, it likely has significant construction residue that needs addressing.

Professional Post-Renovation Cleaning

Post-renovation cleaning is significantly more intensive than standard move-in cleaning. A proper three-phase cleaning of a 2,000 square foot renovated home takes 10-14 hours. Professional post-construction cleaning from Clean Fix Jax runs $400-$800 and includes HEPA vacuuming, antimicrobial treatment, and the full three-phase process.
