Clean Concrete Without Protection Won't Stay Clean
You just had your driveway pressure washed. It looks brand new β that satisfying, uniform gray that makes your entire Jacksonville property look well-maintained. But without concrete sealer, that clean look will fade fast.
In our climate, unsealed concrete begins reabsorbing contaminants within days. Rain carries algae spores, oil drips penetrate deeply, and the constant humidity feeds organic growth in the concrete's pores. Pressure washing without sealing is like washing your hair without conditioning it β the next cycle of damage starts immediately.
At Clean Fix Jax, we always recommend sealing after pressure washing concrete surfaces. Here's why it matters and how to get it right.
How Concrete Absorbs Contamination
The Porosity Problem
Concrete looks solid, but it's actually riddled with microscopic pores. A single square inch of concrete contains millions of capillary pores β tiny channels formed during the curing process when water evaporates from the cement paste.
These pores act like sponges, absorbing water, oil, algae spores, and chemical contaminants. Once inside the pores, these contaminants are extremely difficult to remove. Pressure washing cleans the surface and the upper portion of the pores, but without a sealer to close those pores, recontamination begins immediately.
Jacksonville's Accelerated Contamination
In Jacksonville, concrete faces a triple threat: high humidity that keeps pores moist and receptive, intense rainfall that drives contaminants deep into the surface, and warm temperatures that accelerate algae and mold growth.
Unsealed concrete in our climate can show algae regrowth within 4-6 weeks of pressure washing, compared to 3-4 months in drier regions.
Types of Concrete Sealers
Penetrating Sealers (Recommended for Jacksonville)
Penetrating sealers β typically silane or siloxane-based β soak into the concrete and create a hydrophobic barrier inside the pores without changing the surface appearance. Water and contaminants bead up and roll off rather than absorbing.
Because the protection is inside the concrete rather than on top, penetrating sealers don't wear away from foot and vehicle traffic. They also allow the concrete to breathe β moisture vapor can escape from inside the slab, which prevents the spalling and flaking that film-forming sealers can cause in our humid climate.
A quality penetrating sealer lasts 3-5 years in Jacksonville and costs $0.50-1.50 per square foot applied.
Film-Forming Sealers (Acrylic, Epoxy, Polyurethane)
These sealers create a protective film on the concrete surface. They can enhance the color and add a wet or glossy look that many homeowners find attractive. However, film-forming sealers trap moisture in Jacksonville's climate.
When water vapor from inside the slab can't escape through the film, it builds up pressure and causes the sealer to blister, peel, and flake. This is especially common on pool decks and driveways where temperature swings create significant moisture movement.
Film-forming sealers typically last only 1-2 years in our climate before requiring reapplication.
When to Apply Concrete Sealer
Timing After Pressure Washing
Concrete must be completely dry before sealing β moisture trapped under the sealer causes adhesion failure and clouding. In Jacksonville's humidity, allow 24-48 hours of drying time after pressure washing before applying sealer.
The concrete should pass the "water drop test": sprinkle a few drops of water on the surface. If they bead up immediately, the surface is still too wet. If they soak in slowly, the concrete is dry enough to seal. Never seal concrete when rain is forecast within 24 hours.
Best Time of Year
The ideal sealing window in Jacksonville is October through April, when humidity is lower and temperatures are moderate (60-80Β°F). Avoid sealing during summer months when high humidity slows curing and afternoon thunderstorms can ruin a fresh application before it cures. The sealer needs 4-6 hours of dry, moderate conditions to cure properly.
The Sealing Process
- Clean thoroughly: Pressure wash and allow to dry completely. Any dirt or stain left on the surface gets sealed in permanently
- Repair cracks and joints: Fill cracks with concrete crack filler and allow it to cure before sealing. Sealer won't bridge cracks
- Apply sealer evenly: Use a pump sprayer or roller for even coverage. Work in manageable sections of 100-200 square feet
- Apply two thin coats rather than one thick coat. Thick applications trap solvent and cure improperly
- Back-roll the sealer: After spraying, use a short-nap roller to work the sealer into the surface and ensure even coverage
- Keep traffic off for 24 hours: Foot traffic should be avoided for at least 12 hours, vehicle traffic for 24-48 hours
ROI of Concrete Sealing
Sealed concrete in Jacksonville stays clean 3-4 times longer than unsealed concrete, reducing cleaning frequency from every 9-12 months to every 24-36 months. For a typical 600-square-foot driveway, sealing costs $300-900 and saves $200-600 per year in reduced cleaning expenses.
Over the 3-5 year life of a penetrating sealer, that's $600-3,000 in savings β plus the aesthetic benefit of a consistently clean driveway.
