Legionella Prevention: Water System Cleaning for Jacksonville Homes

Legionella Loves Jacksonville's Climate

Legionnaires' disease might sound like something that only affects hotels and hospitals, but the Florida Department of Health reported 511 confirmed cases statewide in 2023 — and a growing number are traced back to residential water systems. Legionella pneumophila, the bacteria that causes Legionnaires' disease, thrives in warm water between 77°F and 113°F. In Jacksonville, where groundwater temperatures regularly exceed 80°F and our hot water tanks are set at energy-saving temperatures of 120°F, the conditions for Legionella growth are nearly ideal for much of the year.

Unlike most waterborne bacteria, Legionella doesn't spread through drinking — it spreads through inhalation of contaminated water droplets. Every time you take a shower, run a humidifier, or use a hose sprayer, you could be creating an aerosol that carries Legionella into your lungs. Here's how to protect your family through proper water system cleaning and maintenance.

Where Legionella Hides in Your Home

Hot Water Heater

Your water heater is the primary breeding ground. Legionella multiplies rapidly at temperatures between 95°F and 115°F, and most home water heaters are set at 120°F to prevent scalding and save energy. At 120°F, Legionella can survive but doesn't multiply aggressively.

At 130°F, it dies within hours. The problem occurs when water sits in the tank at lukewarm temperatures — such as when you're away on vacation, during power outages, or in guest bathrooms that aren't used regularly.

Showerheads and Faucet Aerators

Showerheads and faucet aerators create the fine mist that Legionella needs to become airborne. They also accumulate scale and biofilm — a slimy layer of bacteria — that protects Legionella from the chlorine in municipal water. A study published in mBio found Legionella DNA in 21% of showerheads tested across the United States, with the highest concentrations in the Southeast.

Humidifiers

Warm-mist humidifiers heat water before releasing it as steam, killing most bacteria. Cool-mist humidifiers, however, disperse room-temperature water as a fine aerosol — an ideal Legionella delivery system. In Jacksonville, where many residents use humidifiers during dry winter months, this is a particular concern.

Hot Tubs and Spas

Warm, aerated water at 95-104°F is Legionella paradise. Home hot tubs that aren't properly maintained are among the most common residential sources of Legionnaires' disease. The CDC has linked multiple outbreaks to poorly maintained residential spas.

Dead-End Plumbing

Water that sits stagnant in pipes — in guest bathrooms, seasonal homes, or rarely used fixtures — loses its chlorine residual, allowing Legionella to multiply. This is especially relevant for Jacksonville's snowbird properties in Fernandina Beach and Ponte Vedra Beach that sit vacant for months.

Water System Cleaning Protocol

Monthly Showerhead and Aerator Cleaning

  • Remove showerhead and soak in white vinegar for 30 minutes to dissolve scale and biofilm
  • Scrub with an old toothbrush to remove remaining deposits from nozzle holes
  • Soak faucet aerators the same way — remove, vinegar soak, scrub, and reinstall
  • Flush the shower pipe before reattaching the head — run hot water for 2 minutes to clear stagnant water

Quarterly Water Heater Maintenance

  • Flush the tank: Drain 5-10 gallons from the drain valve to remove sediment where bacteria accumulate
  • Raise temperature temporarily: Set to 140°F for 30 minutes to pasteurize the tank (warning: this creates a scald risk — run hot taps afterward to flush and lower the temperature)
  • Check the anode rod: A deteriorating anode rod contributes to bacterial growth — replace if significantly corroded

After Vacancy or Low Use

  • Flush all fixtures for at least 5 minutes with hot water before using
  • Run showers and faucets on full hot for 2 minutes each to clear stagnant water
  • Clean showerheads and aerators before first use after vacancy
  • Drain and clean humidifiers before restarting

Humidifier Cleaning to Prevent Bacterial Growth

  • Empty and dry daily: Never let water sit in the tank overnight
  • Weekly deep clean: Soak the tank in a 1:1 vinegar-water solution for 30 minutes, scrub, rinse, and air dry
  • Monthly disinfection: Use 1 teaspoon of bleach per gallon of water, fill the tank, let sit 30 minutes, then rinse thoroughly
  • Replace filters according to manufacturer recommendations — typically every 1-3 months
  • Use distilled water to reduce mineral buildup that harbors bacteria

Jacksonville-Specific Legionella Risks

  • Year-round warm temperatures: Our groundwater never gets cold enough to naturally suppress Legionella growth
  • Hurricane season power outages: Water sitting in hot tanks at declining temperatures creates ideal Legionella conditions
  • Seasonal homes: Vacant properties in beach communities have extended periods of stagnant water
  • New construction: Rapidly growing areas like St. Augustine and Nocatee have newer plumbing, but construction can introduce Legionella into water mains

When to Test for Legionella

Home test kits for Legionella are available ($50-100) but have limited accuracy. If someone in your household has been diagnosed with Legionnaires' disease, or if you notice cloudy water, musty-smelling hot water, or persistent respiratory symptoms, contact a water testing laboratory for a professional analysis ($150-300). Your doctor and the Duval County Health Department should be notified of any confirmed case.
