Why Mildew Loves Florida Exteriors
Mildew is a surface fungus that thrives in warm, humid, shaded environments β which describes about eight months of the year in Jacksonville. Unlike mold, which penetrates surfaces, mildew grows on the surface and appears as flat, dark patches (usually black, gray, or white).
It feeds on organic matter including dust, pollen, and the oils in some paints. Left untreated, mildew digests paint binders, causing premature paint failure on your home's exterior. In Jacksonville, mildew can begin growing on exterior walls within weeks of cleaning if conditions are right.
At Clean Fix Jax, mildew removal is a year-round service. Here's how to identify, remove, and prevent mildew on every type of exterior wall surface.
Identifying Mildew vs. Dirt vs. Algae
The Bleach Test
Not sure if that dark patch is mildew, dirt, or algae? Apply a few drops of household bleach to the area. If the dark color disappears within 1-2 minutes, it's mildew β bleach kills mildew on contact, causing the color to vanish.
If the color remains, it's likely dirt or a mineral stain that requires a different treatment approach. This simple test prevents you from using the wrong cleaning method and potentially damaging your exterior surface.
Where Mildew Grows
- North-facing walls: Least sun exposure means longest drying time after rain
- Under eaves and overhangs: Protected from rain but not from humidity β a perfect mildew environment
- Behind shrubbery: Reduced airflow and sunlight create localized growth zones
- Areas with sprinkler contact: Regular moisture is mildew's best friend
- Shaded walls under tree canopy: Common in St. Augustine and Riverside-Avondala neighborhoods with mature oaks
Surface-Specific Mildew Removal
Painted Walls (Wood, Hardie Board, Stucco)
Painted surfaces require the gentlest approach to avoid damaging the paint. Soft washing with a mild sodium hypochlorite solution (1:6 dilution) and surfactant kills mildew without stripping paint. Apply from the bottom up, let dwell for 10-15 minutes, and rinse thoroughly from the top down. Never pressure wash painted walls β even moderate pressure can chip paint and force water behind the surface.
After cleaning, inspect the paint for bubbling or peeling, which indicates moisture has already penetrated behind the paint film.
Brick and Masonry
Brick tolerates stronger cleaning solutions than painted surfaces. A 1:4 sodium hypochlorite solution with surfactant removes mildew effectively. For stubborn mildew that has penetrated the mortar joints, a stiff-bristle brush (not wire) helps work the solution into the joints.
Brick can also tolerate moderate pressure washing (1,500-2,000 PSI) if soft washing doesn't fully remove the mildew. However, always start with the gentlest method.
Stucco
Stucco is porous and absorbs mildew into its surface texture. Never pressure wash stucco β the high pressure damages the surface and drives contaminants deeper. Soft washing is the only appropriate method.
Apply a sodium hypochlorite solution at 1:5 dilution with surfactant, allow 15-20 minutes of dwell time, and rinse gently. In Jacksonville, stucco homes should be soft washed annually to prevent the deep staining that becomes nearly impossible to reverse once the mildew penetrates deeply.
Vinyl Siding
Vinyl is the easiest surface to clean because it's non-porous and smooth. Soft washing at 1:5 dilution removes mildew completely, and vinyl tolerates slightly higher pressure (up to 500 PSI) if needed for stubborn areas.
Always apply solution from the bottom up and rinse from the top down to prevent streaking. Avoid cleaning vinyl siding in direct sunlight β the sun can bake the cleaning solution onto the surface before you rinse.
Preventing Mildew Regrowth
Mildew-Resistant Paint
When it's time to repaint, choose a paint with mildewcides built in. Most premium exterior paints from Sherwin-Williams and Benjamin Moore contain mildew inhibitors that provide 3-5 years of protection.
For the most vulnerable areas (north walls, shaded sections), consider adding an extra mildewcide additive to the paint. The additive costs $15-25 per gallon of paint and significantly extends mildew-free performance.
Environmental Modifications
- Increase airflow: Trim shrubs at least 2 feet from the wall surface
- Redirect moisture: Adjust sprinklers, fix gutter leaks, and ensure proper drainage away from walls
- Increase sunlight: Selectively prune tree branches that shade affected walls
- Install vents: For enclosed areas like porches and carports, improved ventilation reduces humidity
Preventive Treatments
After professional cleaning, applying a zinc or copper-based mildewcide treatment creates a residual barrier that inhibits regrowth for 6-12 months. Some homeowners install zinc strips along the roof ridge β rainwater dissolves trace amounts of zinc and washes it down the walls, creating a continuous mildew-inhibiting coating.
This approach costs $1-2 per linear foot and can reduce wall mildew by 70-80%.
