Never Trust a Stranger's Bathroom Cleaning
When you move into a new home or apartment in Jacksonville, the bathroom might look clean β but looking clean and being sanitized are two completely different things. A 2022 study by NSF International found that bathroom surfaces harbor an average of 500,000+ bacterial cells per square inch, even in actively cleaned bathrooms.
The previous occupant may have done a surface wipe, or the landlord may have hired the cheapest cleaning service available. Either way, you're about to use a bathroom that strangers have used before you, and in Florida's humid climate, that means potential mold, bacteria, and hard water deposits that a quick wipe can't address.
At Clean Fix Jax, our team has sanitized hundreds of bathrooms during move-in cleanings across Northeast Florida. Before you take your first shower or set down your toothbrush, follow this complete move-in bathroom sanitization checklist.
Phase 1: Replace What You Can't Properly Sanitize
Start Fresh Where It Matters Most
Before you clean a single surface, remove or replace these items that can't be adequately sanitized:
- Toilet seat: Replace it. A new toilet seat costs $15-30 at any Jacksonville hardware store and takes 5 minutes to install. This is the single best money you'll spend on move-in day.
- Showerhead: Remove and descale it, or replace it entirely ($20-40). Jacksonville's hard water from the Floridan aquifer means showerheads in vacant homes are often clogged with mineral deposits.
- Caulk: Inspect all caulk lines around the tub, shower, and sink. If it's discolored, cracked, or peeling, remove and replace it with mold-resistant silicone caulk ($8/tube). Old caulk in Florida bathrooms almost always harbors mold beneath the surface.
- Shower curtain liner: If the previous tenant left one, throw it away. A new liner costs $5.
- Bath mats: Remove and discard any left behind. They trap bacteria and mold.
Phase 2: Deep Sanitization of Every Surface
Toilet
Start here because it's the most contaminated surface in the bathroom:
- Apply toilet bowl cleaner under the rim and let it sit for 10 minutes while you clean everything else
- Scrub the bowl interior including under the rim with a toilet brush β bacteria and mineral deposits accumulate there
- Remove the tank lid and inspect inside. Jacksonville's hard water leaves mineral deposits and rust in toilet tanks. Add 1 cup of vinegar to the tank water, let sit 30 minutes, then flush
- Wipe the entire exterior with EPA-registered disinfectant β tank, lid, seat, base, and the floor around the base
- Don't miss the area between the tank and the wall β previous cleaners almost never reach it
Shower and Bathtub
- Remove and soak the showerhead in vinegar to dissolve hard water deposits β Jacksonville water is among the hardest in Florida
- Scrub all tile surfaces with a bathroom cleaner and grout brush
- Treat grout with oxygen bleach paste β apply, let sit 30 minutes, scrub. Mold in grout is almost guaranteed in Jacksonville
- Clean the faucet handles and spout β remove hard water buildup with vinegar
- Check and clean the drain β remove any hair or debris. Pour 1/2 cup baking soda followed by 1/2 cup vinegar down the drain
- Inspect caulk β if moldy or cracked, request that the landlord replace it before move-in
- Clean shower door tracks β use an old toothbrush and vinegar to remove mold from the channels
Sink, Countertop, and Mirror
- Scrub the sink basin with a bathroom cleaner containing disinfectant
- Remove hard water deposits from the faucet with vinegar-soaked cloth
- Clean the aerator β unscrew it and soak in vinegar overnight
- Wipe the countertop with disinfectant, including around the faucet base
- Use an old toothbrush to clean the overflow drain opening
- Clean the mirror with glass cleaner β check for toothpaste splatter at the bottom
Cabinets and Storage
- Empty all cabinets and drawers completely
- Vacuum to remove debris from the previous occupant
- Wipe all surfaces with disinfectant, including the undersides of shelves
- Check for signs of pests β roach droppings in bathroom cabinets are common in Jacksonville
- Line shelves with contact paper for a fresh, sanitary start
Ventilation
- Remove and wash the exhaust fan cover
- Test that the fan works β hold a tissue up to it; if it doesn't pull the tissue against the cover, the fan isn't working adequately
- In Jacksonville, a working bathroom exhaust fan is critical for mold prevention. If the fan is weak or noisy, request that the landlord replace it before you move in
Phase 3: Floors and Final Details
- Sweep and vacuum thoroughly, especially in corners behind the toilet and around the vanity
- Mop with a disinfecting solution β pay extra attention to grout lines on tile floors
- Clean baseboards β they collect dust, hair, and condensation that runs down walls
- Check for mold along the base of the toilet and tub
- Remove, wipe behind, and replace all switch plates and outlet covers
- Disinfect the door handle and wipe the door, especially around the handle area
Documenting Bathroom Condition at Move-In
Before you clean, photograph everything for your protection:
- Take wide shots of the entire bathroom from multiple angles
- Close-ups of any existing damage, mold, or hard water staining
- Photos of the toilet, shower, sink, floor, and ceiling
- Send photos to your landlord within 48 hours of move-in with a written list of existing issues
- This protects you from being charged for pre-existing problems when you move out under Florida Statute 83.49
