Move-In Cleaning Checklist for New Construction Homes

New Construction β‰  Clean β€” Here's Why

You just closed on a brand-new home in Jacksonville β€” maybe in Nocatee, Oakleaf Plantation, or one of the booming developments in St. Johns County. Everything is shiny and fresh, right? Not exactly. New construction homes are coated in fine construction dust, contain chemical residues from new materials, and have debris hiding in places you'd never think to check. That "new home smell"? It's actually volatile organic compounds (VOCs) off-gassing from paint, adhesives, cabinetry, and flooring.

Our team has performed new construction cleanings across Northeast Florida for years, and we can tell you that the final clean from the builder is designed to make the home look presentable for your walk-through β€” not to make it truly clean. There's a big difference. This checklist covers everything you need to address before moving your family into a brand-new home.

The Invisible Hazards in New Construction

Construction Dust

Fine dust from drywall, concrete, sawing, and sanding permeates every surface of a new home. It's inside cabinets, on every shelf, in window tracks, inside light fixtures, and throughout the HVAC system. This dust contains silica particles that can irritate lungs, and it's far more pervasive than most homeowners realize. A quick wipe-down won't eliminate it β€” you need a systematic approach.

Chemical Off-Gassing

New homes off-gas VOCs from multiple sources simultaneously:

  • Paint: Fresh paint continues to release VOCs for 2-4 weeks after application
  • Cabinetry: New cabinets β€” especially those with particle board or MDF β€” release formaldehyde for months
  • Flooring: New carpet, laminate, and vinyl all off-gas various chemicals
  • Adhesives: Used in flooring, countertops, and trim installation
  • Sealants: Grout sealer, silicone caulk, and construction adhesives

In Jacksonville's warm climate, off-gassing accelerates because higher temperatures cause materials to release VOCs faster. This is actually an advantage β€” ventilate the home with windows open and AC running for 3-5 days before move-in, and you'll flush out the majority of VOCs.

The New Construction Move-In Cleaning Checklist

HVAC System β€” Do This First

The HVAC system in a new home has been running during the entire construction process, pulling construction dust through the ducts. Before you clean a single surface:

  • Replace all air filters β€” the ones the builder installed are loaded with construction dust
  • Have the ducts professionally cleaned if the home was under construction for more than 3 months ($300-$500)
  • Run the system on "fan only" for 30 minutes after changing filters

Kitchen β€” The Most Contaminated Room

Construction dust settles heavily in kitchens because of the many horizontal surfaces β€” shelves, countertops, and the tops of cabinets. Plus, new appliances have manufacturing residues:

  • All cabinets β€” inside and out: Wipe every interior shelf with a damp microfiber cloth. Construction dust settles inside even with doors closed. Wipe the tops of upper cabinets where dust is thickest. Clean all exterior surfaces and handles.
  • New appliances: Run the dishwasher empty with white vinegar. Clean the interior of the refrigerator with baking soda solution β€” new refrigerator interiors have a plastic smell that baking soda neutralizes. Run the oven at 400Β°F for 30 minutes to burn off manufacturing oils (it will smell β€” ventilate well). Wipe the microwave interior.
  • Countertops: Clean with an appropriate cleaner for the material β€” don't use abrasive cleaners on new granite or quartz. Check for adhesive residue near the backsplash and edges.
  • Sink and fixtures: Clean and polish. Remove any installation stickers or protective film.
  • Floor: Sweep and damp mop. Construction dust on floors turns to mud when wet β€” sweep thoroughly first, then mop with clean water.

Bathrooms β€” Grout Haze and New Fixtures

New bathrooms have their own set of issues:

  • Grout haze: A chalky film left on tile after grouting. Remove it with a commercial haze remover or a vinegar solution. This is one of the most common issues in new Jacksonville homes β€” builders often leave it for the homeowner to deal with.
  • New fixtures: Remove protective film and stickers. Clean with a non-abrasive cleaner. Check for installer fingerprints and adhesive residue.
  • Caulk: Inspect all new caulk lines. If any are incomplete or sloppy, touch them up β€” it's easier now than later when mold starts in the gaps.
  • Mirrors and glass: Clean with glass cleaner. Remove any construction dust from shower door tracks.
  • Exhaust fans: Vacuum the covers β€” construction dust settles in them even though they've never been used.

All Rooms β€” The Universal Pass

  • Windows and tracks: Clean all glass, sills, and tracks. New windows have installation stickers, protective film, and construction dust in the tracks. In homes near Jacksonville Beach, check for sand in the tracks from construction site runoff.
  • Walls and baseboards: Wipe all baseboards with a damp cloth. Construction dust clings to baseboards. Spot-clean walls for any marks from the move-in process.
  • Light fixtures and ceiling fans: Remove covers and wash β€” dead bugs and construction dust collect inside enclosed fixtures. Dust fan blades.
  • Switch plates and outlets: Wipe every one. Construction dust gets behind the covers β€” remove and clean behind them.
  • Doors and frames: Wipe all doors and frames. Check for paint splatter from the builder's final touch-up.
  • Closets: Wipe all shelves. Vacuum the floor. Check the top shelf β€” that's where the most dust settles.

Garage and Exterior

  • Garage: Sweep thoroughly. Builders often leave construction debris, sawdust, and empty material packaging. Check the garage door tracks for debris.
  • Driveway and walkways: Sweep or pressure wash. Construction vehicles leave mud, tire marks, and debris on new concrete.
  • Porch and patio: Sweep and wipe. Check for paint splatter on new surfaces.
  • Yard: Walk the property and collect any remaining construction debris β€” nails, screws, wire, and scraps are dangerous for kids and pets.
