Don't Forget the Outdoor Space
When you're preparing for a move-out inspection in Jacksonville, it's natural to focus all your energy on the interior β the kitchen, the bathrooms, the floors. But if your apartment or rental home has a balcony, patio, or porch, that outdoor space will be inspected too. And in Jacksonville's climate, outdoor spaces collect more grime in a month than indoor spaces collect in a year.
Pollen, mold, mildew, rust, and pest debris accumulate rapidly in our humid, subtropical environment. At Clean Fix Jax, our team has seen tenants lose $100-300 from their security deposits for outdoor spaces they simply forgot to clean. Here's how to make sure your balcony or patio passes inspection.
The Balcony and Patio Inspection Checklist
Floor Surface
The floor is the most visible and most inspected part of any outdoor space:
- Concrete: Sweep thoroughly, then scrub with a stiff broom and a solution of dish soap and warm water. For stubborn stains from plant pots, grills, or rust, use a concrete cleaner or a paste of baking soda and vinegar. Pressure washing is ideal if your building allows it.
- Tile: Sweep and mop with a tile-safe cleaner. Check grout lines for mold and mildew β use oxygen bleach on grout and let it sit for 30 minutes before scrubbing. Jacksonville's humidity makes mold in outdoor grout virtually guaranteed.
- Wood decking: Sweep between the boards to remove debris. Scrub with a wood-safe cleaner. Check for rotting boards or loose nails β these are safety issues the landlord may charge for. If the wood was sealed, check if the sealant is intact.
- Screened enclosures: If your patio has a screen enclosure, check the screens for tears and the frame for rust. Clean screens with a hose and mild soap. Jacksonville's salt air (if near the coast) accelerates rust on screen frames.
Railing and Walls
- Wipe all railing surfaces β metal railings collect rust and dirt; wooden railings collect mold and mildew
- Clean the top and bottom of the railing β both are checked during inspections
- Wipe the exterior walls of the balcony, especially near the railing where hands touch
- Check for mold on any painted surfaces β Jacksonville's humidity means mold grows on outdoor paint quickly
- For metal railings with rust, use a wire brush to remove loose rust and apply a rust-inhibiting primer if the landlord approves
Furniture and Accessories
- Clean all outdoor furniture β even if you're taking it with you, dirty furniture leaves marks on the floor
- Remove all personal items including plants, decorations, and storage containers
- Check for rust rings on the floor under plant pots and metal furniture β these are common deductions
- Clean the grill if one was provided β remove grease, scrub grates, and empty the drip tray
- Remove any hooks, nails, or mounting hardware you installed β and patch the holes
Jacksonville-Specific Outdoor Cleaning Challenges
Jacksonville's climate creates outdoor cleaning challenges that other cities don't face:
- Pollen season (February-May): Yellow pollen coats every outdoor surface. If you're moving out during pollen season, plan to clean the balcony the morning of your inspection, not the day before
- Mold and mildew: Jacksonville's 75% average humidity means mold grows on outdoor surfaces year-round. Check under furniture, in corners, and along walls
- Storm debris: If there's been a recent storm, check for blown-in debris, leaves, and branches. Your lease likely requires you to maintain the outdoor space
- Hard water stains: If your balcony has a hose bib or water feature, hard water from the Floridan aquifer leaves mineral deposits on surfaces
- Pest evidence: Check for wasp nests, ant mounds, and roach activity. Palmetto bugs love Jacksonville balconies, especially those with potted plants
- Salt air: If you're near Jacksonville Beach, salt corrosion on metal surfaces is accelerated. Wipe down all metal with a damp cloth and mild soap
