Your Security Deposit Is on the Line β Here's How to Protect It
If you're moving out of a rental in Jacksonville, there's one number you need to keep in mind: the average security deposit in Duval County runs between $1,000 and $2,000. That's real money, and Florida landlords are well within their rights to deduct for cleaning that falls below their standards.
At Clean Fix Jax, our team has been performing move-out cleaning across Northeast Florida for over fifteen years. We've seen landlords deduct $150 for a dirty oven and $2,000 for neglected carpet and walls.
The truth is, most deposit deductions are completely avoidable if you know what to clean and how to clean it. This checklist is the exact guide our team wishes every renter had before turning in their keys.
Know Your Rights Under Florida Law
Before you touch a single sponge, understand what Florida Statute 83.49 says about your security deposit:
- 15-day rule: If no deductions apply, your landlord must return your full deposit within 15 days of lease termination.
- 30-day rule: If deductions are made, the landlord must send you an itemized written notice within 30 days. They must also mail this to your forwarding address.
- Normal wear and tear is not deductible. Minor scuffs, faded paint, and carpet matting in hallways are the landlord's responsibility β not yours.
- You can dispute deductions. If a landlord claims $800 for "cleaning" without specificity, you have the right to challenge it in court.
That said, the smartest move is to leave the place so clean that deductions aren't even a conversation. That's where this checklist comes in. For more on Florida law, visit our FAQ.
The Room-by-Room Move-Out Checklist
Kitchen β Where Most Deductions Happen
Landlords open the oven, check behind the fridge, and look inside every cabinet. The kitchen is the single most scrutinized room during a move-out inspection in Jacksonville.
- Oven and stovetop: Apply oven cleaner and let it sit overnight. Remove and soak burner grates in hot soapy water. Wipe the stovetop, control knobs, and the area behind the knobs where grease collects.
- Refrigerator: Empty it completely. Remove all shelves and drawers and wash them in warm soapy water. Wipe the interior walls with a baking soda solution. Clean the rubber gasket β crumbs and mold collect in the folds, and in Jacksonville's humidity, that gasket gets gross fast. Pull the fridge out and clean the floor and wall behind it.
- Cabinets and drawers: Empty every shelf. Wipe the interiors with a damp cloth. Clean the exterior doors and handles β grease plus humidity creates a sticky film that standard wipes barely touch.
- Dishwasher: Run an empty cycle with white vinegar. Wipe the rubber seal and the door edge.
- Sink, counters, and floor: Scrub the sink, wipe all countertops and the backsplash, and mop the floor β including under any appliances you can safely pull out.
Bathrooms β Mold Is the Enemy
Florida landlords are hyper-sensitive about bathroom mold because they know how fast it spreads in our climate. If they see black spots on the caulk or pink mildew in the grout, they'll assume you didn't maintain the space.
- Shower and tub: Remove all soap scum and hard water stains. Treat grout with oxygen bleach. If the caulk is moldy, replace it β a $5 tube of caulk can save you a $200 remediation charge.
- Toilet: Clean inside and out, including the base and behind the bowl. Don't skip the tank exterior.
- Sink, mirror, and vanity: Scrub the sink, clean the mirror, and wipe down the vanity top and inside the drawers.
- Exhaust fan: Pop the cover off and vacuum it. A dirty fan suggests you never used it, which makes any mold in the bathroom your fault in a landlord's eyes.
Living Areas and Bedrooms
- Walls: Wipe scuff marks with a magic eraser (test a hidden spot first). Patch small nail holes with white toothpaste or spackle.
- Windows: Clean the glass, sills, and tracks. Salt air and sand accumulate in window tracks, especially at Jacksonville Beach apartments.
- Closets: Empty completely, wipe shelves, vacuum corners, and leave doors open for your final photos.
- Carpet: Vacuum thoroughly. Treat stains. Consider professional carpet cleaning β it's cheaper than what the landlord will charge.
- Ceiling fans and light fixtures: Dust fan blades and wash light fixture covers.
The Often-Forgotten Spots That Cost Money
- Behind and under all appliances
- Inside the dryer lint trap
- Garage or storage area floor
- Exterior β porch, patio, or balcony
- Blinds and curtains β dust blinds and check your lease about curtain cleaning
- Trash cans and recycling bins
- Baseboards throughout the home
- Door frames and switch plates
DIY vs. Professional Move-Out Cleaning
A thorough move-out cleaning of a 2-bedroom apartment takes 4-6 hours if you know what you're doing. A house? Plan on a full day. Professional move-out cleaning in Jacksonville typically runs $200-$450 for an apartment and $300-$600 for a house. When your $1,000-$2,000 deposit is at stake, professional cleaning is often the smarter financial move.
At Clean Fix Jax, our move-out service includes a landlord satisfaction guarantee. We work with property managers across Duval, Clay, and St. Johns counties, so we know exactly what they expect.
