Move-Out Kitchen Appliance Cleaning Checklist

Move-Out Kitchen Appliance Cleaning Checklist

Why Kitchen Appliances Make or Break Your Move-Out Inspection

If there's one area that determines whether you get your security deposit back in Jacksonville, it's the kitchen. Landlords and property managers tell our team the same thing over and over: dirty appliances are the number one reason they deduct from deposits. A 2023 survey by the National Apartment Association found that cleaning-related deductions accounted for 58% of all security deposit withholdings, and kitchen appliance cleaning was the single most common specific complaint.

At Clean Fix Jax, our team has performed hundreds of move-out cleanings across Duval and St. Johns counties, and we know exactly what inspectors look for. This checklist covers every kitchen appliance with the specificity you need to pass your inspection the first time.

The Oven: Inspection Enemy Number One

Why the Oven Costs More Deposits Than Any Other Appliance

The oven is the most scrutinized appliance during a move-out inspection. Why? Because it's the one appliance most renters neglect until the last minute, and baked-on grease and food residue require serious effort to remove. In Jacksonville's rental market, oven cleaning charges typically run $75-$150 if the landlord has to handle it.

  • Self-cleaning cycle: If your oven has a self-cleaning feature, run it 2-3 days before your inspection. The cycle takes 3-5 hours and reaches 900Β°F, turning food residue to ash. Let it cool completely, then wipe out the ash with a damp cloth. Never run the self-cleaning cycle within 24 hours of your inspection β€” if something goes wrong (smoke, odor), you need time to address it
  • Manual cleaning: For ovens without self-cleaning, apply a commercial oven cleaner to all interior surfaces. Follow the product's recommended dwell time β€” usually 20-30 minutes. Scrub with a non-scratch scouring pad. Remove all racks and soak them in hot soapy water with baking soda overnight
  • The oven door: Clean the interior glass between the door panels if possible. Many oven doors have removable glass panels β€” check your manual. Food splatter between the glass layers is a common inspection fail
  • Under the oven: Pull the oven out from the wall. Clean the floor underneath and the sides of the oven. Inspectors check here, and you'll find crumbs, drips, and sometimes pet hair accumulated over months or years
  • The broiler drawer: Remove and clean the broiler pan and drawer. This is the most commonly forgotten component

Refrigerator: The Deep Clean That Takes Two Hours

Every Surface, Inside and Out

Landlords in Jacksonville open the refrigerator door, look inside, check the shelves, and inspect the gasket. If any of these aren't spotless, you'll get dinged. Here's the complete refrigerator cleaning protocol:

  • Empty everything: Remove all food, shelves, drawers, and door bins. If you're moving out, this should already be done
  • Wash all removable parts: Soak shelves and drawers in warm soapy water. Jacksonville's hard water leaves mineral deposits on plastic drawers β€” scrub with a paste of baking soda and vinegar to remove them
  • Interior surfaces: Wipe all interior walls with a baking soda solution (2 tablespoons per quart of warm water). This removes odors without leaving chemical residue. For stubborn stains, make a paste of baking soda and water, apply, let sit 15 minutes, then scrub
  • The gasket: This rubber seal around the door is critical. In Florida's humidity, mold grows in the folds of the gasket. Wipe with a cloth dampened with white vinegar, then use an old toothbrush to get into every fold. A moldy gasket is an instant deduction
  • Exterior: Clean all exterior surfaces including the top (where dust accumulates), the handles, and the door fronts. For stainless steel, wipe with the grain using a microfiber cloth
  • Behind and underneath: Pull the fridge away from the wall. Clean the floor, the wall behind it, and the coils on the back. Vacuum the condenser coils β€” dust buildup there affects the appliance's efficiency and is something a thorough inspector will notice
  • The drip pan: Located underneath the refrigerator, this pan collects condensation and is a breeding ground for mold. Remove it, wash it with bleach solution, and replace it. Most renters don't even know this pan exists

Dishwasher: The Appliance Everyone Forgets

You'd think a dishwasher cleans itself, but that's not true. Over time, food particles, grease, and soap scum build up inside the dishwasher, creating odors and leaving residue on the interior surfaces. Here's how to clean it for inspection:

  • Run an empty cycle with a cup of white vinegar on the top rack. This descales the interior and removes hard water deposits common in Orange Park and Mandarin homes
  • Run a second empty cycle with baking soda sprinkled across the bottom. This removes odors and leaves the interior smelling fresh
  • Clean the rubber door seal: Wipe the entire gasket with vinegar and a cloth. Check for mold in the folds β€” another Florida humidity problem
  • Remove and clean the filter: Most dishwashers have a removable filter at the bottom. Unscrew it, rinse it under running water, and scrub with an old toothbrush. You'll be amazed (and disgusted) by what you find
  • Clean the spray arms: Check the holes in the spray arms for food particles. Clear any clogs with a toothpick
  • Wipe the exterior: Including the control panel, handle, and the area between the door panels

Microwave, Stovetop, and Range Hood

Quick But Critical Cleaning Steps

  • Microwave: Place a bowl of water with 2 tablespoons of lemon juice inside. Run on high for 3 minutes. Let sit for 5 minutes with the door closed. The steam loosens everything. Wipe clean with a damp cloth. Remove the turntable and wash it in the sink
  • Stovetop: Remove all burner grates, drip pans, and knobs. Soak grates and drip pans in hot soapy water. Scrub the stovetop surface thoroughly. For electric coil stoves, wipe the coils gently β€” don't submerge them. For glass top stoves, use a ceramic cooktop cleaner and scraper
  • Range hood and filter: Remove the grease filter and soak it in hot water with degreasing dish soap. Scrub with a brush. Wipe the underside of the hood where grease drips accumulate. Inspectors look up, and a greasy range hood is a quick deduction

Small Appliances and Final Details

  • Garbage disposal: Run ice cubes and rock salt through it to sharpen blades and clean the grinding chamber. Drop half a lemon down it for a fresh scent. A smelly disposal at inspection is an immediate red flag
  • Cabinets and pantry: Empty every cabinet and wipe all shelves. Clean cabinet exteriors and handles. Check for pest evidence in the pantry β€” a common issue in Jacksonville apartments near wooded areas
  • Sink and counters: Scrub the sink with bar keeper's friend or baking soda. Wipe all countertops and the backsplash. Clean around the faucet base where mineral deposits build up
  • Floor: Sweep and mop, including under the refrigerator and stove if they've been pulled out

The ROI of Doing It Right

Professional appliance cleaning takes 3-4 hours for a standard kitchen. If you skip it, expect deductions of $200-$400 from your deposit for appliance cleaning charges. If you do it yourself, supplies cost about $25-$35. Professional move-out cleaning that includes appliance detail runs $250-$450 and covers the entire home.
