Why a Handover Checklist Protects You
The handover β that moment when your Jacksonville contractor declares the project complete and asks for final payment β is your last opportunity to ensure everything is done right. Once you sign off and pay, getting the contractor back to fix problems becomes significantly more difficult.
At Clean Fix Jax, our team has participated in hundreds of handover walkthroughs, and we've seen what contractors commonly miss. This checklist helps you verify the quality of both the construction and the cleaning before you accept delivery of your renovated space.
Pre-Handover Preparation
Timing the Walkthrough
Schedule the handover walkthrough during daylight hours. Natural light reveals dust, smudges, and imperfections that artificial lighting hides. In Jacksonville, mid-morning to early afternoon provides the best light for inspection.
Don't rush the walkthrough. Plan at least 1-2 hours for a typical renovation and 3-4 hours for a whole-home project. The contractor may try to rush you β don't allow it.
What to Bring
- Flashlight for inspecting dark areas (under cabinets, inside closets, behind appliances)
- White glove or microfiber cloth for checking dust on surfaces
- Notepad and pen for documenting issues
- Phone or camera for photographing problems
- Your contract for reference on what was agreed upon
- Blue painter's tape for marking areas that need attention
Cleaning Verification Checklist
Walls and Ceilums
- Run a white glove along the top of baseboards β construction dust settles heaviest here
- Check ceiling corners for cobweb-like dust accumulations
- Inspect light switch plates and outlet covers for paint splatter
- Look for scuff marks and paint touch-up needs on walls
Windows
- Open and close every window β check for smooth operation
- Inspect window tracks for construction debris and dust
- Check glass for scratches, paint specks, and sticker residue
- Verify window screens are clean and undamaged
Our window cleaning service ensures every window passes this inspection.
Floors
- Walk barefoot across all floors β you'll feel debris that visual inspection misses
- Check under appliances and furniture for construction debris
- Inspect carpet edges along baseboards for dust accumulation
- Look for scratches on hardwood and damaged grout on tile
Kitchen
- Open every cabinet and drawer β check for dust, sawdust, and debris inside
- Run your finger along the top edge of upper cabinets
- Inspect the interior of all new appliances
- Check the sink and disposal for construction debris
- Verify all hardware is clean and tight
Bathrooms
- Check for grout haze on all tile surfaces
- Inspect fixtures for sticker residue and manufacturing oils
- Run water in all fixtures β check for leaks and proper drainage
- Look behind the toilet and under the vanity for construction debris
- Verify caulk lines are clean and complete
HVAC System
- Check all supply and return vents for dust accumulation
- Replace air filters if they weren't replaced after construction
- Verify the system runs properly β unusual noises may indicate contamination
Construction Quality Verification
Functional Checks
- All electrical outlets work β test with a phone charger or outlet tester
- All light fixtures operate β including switches, dimmers, and ceiling fans
- Plumbing functions properly β run all faucets for 2 minutes, flush toilets, check for leaks
- Appliances work β run each appliance through a basic cycle
- Doors and drawers operate smoothly β no sticking, rubbing, or misalignment
Cosmetic Checks
- Paint quality: Look for drips, thin spots, and inconsistent sheen
- Caulk lines: Should be smooth, continuous, and free of gaps
- Tile alignment: Check for uneven grout lines and chipped tiles
- Hardware alignment: All knobs, handles, and pulls should be level and centered
Documenting Issues
For every issue you find:
- Photograph the problem with location context visible
- Mark with painter's tape so the contractor can easily find it
- Note the issue in writing on your checklist β include the room, location, and specific problem
- Rate the severity: Safety issue, functional problem, or cosmetic concern
Do not make final payment until all issues are resolved. Your leverage disappears the moment the contractor receives full payment.
Post-Handover Cleaning
Even after a thorough handover, most newly renovated spaces need a professional detail cleaning within the first 1-2 weeks. Dust continues to settle from the construction process, and areas that looked clean during the walkthrough may show residue after a few days of use.
Schedule a post-construction detail cleaning 1-2 weeks after handover for the most thorough results. Our deep cleaning service addresses every surface that contractor cleaning typically misses.
