Two Methods, Two Very Different Approaches
Walk through any Jacksonville neighborhood and you'll see the evidence of both methods: homes where high-pressure cleaning has dented siding and stripped paint, and homes where soft washing has left surfaces clean and intact for years.
Pressure washing and soft washing are fundamentally different approaches to exterior cleaning, and using the wrong one for your surface can cause damage ranging from cosmetic to catastrophic.
At Clean Fix Jax, we use both methods β each for the surfaces where it's appropriate. Here's a complete comparison to help you understand which method your home needs.
How Each Method Works
Pressure Washing
Pressure washing relies on mechanical force β water pumped at high pressure (1,000-4,000 PSI) to physically blast contaminants off surfaces. The cleaning power comes from the water velocity, not from chemicals.
A typical gas-powered pressure washer delivers 2,500-3,200 PSI at 2.2-2.5 GPM. Electric models produce 1,500-2,000 PSI. The pressure is what does the work, making it effective on hard, porous surfaces where contaminants are embedded in the material.
Soft Washing
Soft washing relies on chemical action β specialized cleaning solutions that kill organisms and dissolve contaminants, applied at low pressure (under 500 PSI, roughly garden hose strength). The primary cleaning agent is typically sodium hypochlorite at 1-3% concentration, combined with surfactants that help the solution spread and cling.
The solution does the work, not the water pressure. After a 10-20 minute dwell time, a gentle rinse removes the dead organisms and dissolved contamination.
Head-to-Head Comparison
Cleaning Depth
Soft washing cleans deeper than pressure washing on organic growth. The chemical solution kills algae, mold, and mildew at the root β including the microscopic root system that penetrates into the surface.
Pressure washing removes only the visible surface growth, leaving roots intact to regrow within weeks. For non-organic contamination (dirt, oil, rust), pressure washing is more effective because the mechanical force dislodges embedded particles that chemicals alone can't dissolve.
Results Duration
- Soft washing: Results last 2-4 years on siding because the organisms are killed at the root
- Pressure washing: Results last 3-6 months on siding because roots remain alive and regrow quickly
Surface Safety
- Soft washing: Safe for all exterior surfaces β vinyl, stucco, wood, brick, Hardie board, painted surfaces, and roof shingles
- Pressure washing: Can damage vinyl siding (denting and water intrusion), stucco (gouging), wood (splintering), painted surfaces (chipping), and roof shingles (granule loss)
Water Usage
- Soft washing: Uses approximately 60% less water than pressure washing because the chemical does the work instead of water volume
- Pressure washing: Higher water consumption but no chemical usage (or minimal)
When to Use Each Method
Use Pressure Washing For:
- Concrete driveways and sidewalks: The hard, porous surface can handle and benefits from high pressure
- Concrete patios and pool decks: Same reasoning β concrete tolerates and requires high pressure for embedded stains
- Brick and masonry: The durability of these materials allows pressure cleaning without damage
- Paver surfaces: Moderate pressure cleans pavers and prepares them for re-sanding
- Fences (wood and vinyl): Moderate pressure removes weathering without damage
Use Soft Washing For:
- House siding (all types): Vinyl, stucco, wood, Hardie board, aluminum β all should be soft washed
- Roof shingles: Pressure washing destroys shingle granules; soft washing is the only safe method
- Stucco and EIFS: These porous materials absorb pressure-driven water; soft washing prevents moisture intrusion
- Painted surfaces: Soft washing cleans without chipping or fading paint
- Screen enclosures: The fragile screens and aluminum frames require gentle chemical cleaning
Cost Comparison in Jacksonville
Both methods cost roughly the same for a complete house washing: $250-550 for a typical Jacksonville home. The value difference comes in results duration. Soft washing lasts 2-4 years; pressure washing lasts 3-6 months on organic growth.
Over a 4-year period, soft washing costs $250-550 total, while pressure washing the same home 4-8 times costs $1,000-4,400. The long-term economics strongly favor soft washing for organic growth on siding and roofs.
The Best Approach: Both Methods Combined
At Clean Fix Jax, our most popular service combines both methods. We soft wash the house siding and roof, then pressure wash the concrete driveway, sidewalks, and patio. This combination delivers the best results on every surface.
