Siding Cleaning and Algae Removal for Jacksonville Homes

The Green Invasion on Your Walls

Drive through any neighborhood in Jacksonville and you'll see it: homes with dark green or black streaks running down the siding, especially on north-facing walls and shaded areas. That's not dirt β€” it's algae, and it's one of the most common exterior problems Florida homeowners face. At Clean Fix Jax, we remove algae from hundreds of homes every year, and our team can tell you that most people underestimate what that green growth is doing to their property.

Algae doesn't just discolor your siding. It traps moisture against the surface, which accelerates paint failure, wood rot, and mortar deterioration. It spreads from your roof to your walls to your driveway. And if you have allergies, those algae spores are making their way into your home every time you open a door or window. The solution? Proper siding cleaning with the right method for your specific material.

Understanding the Algae Problem in Jacksonville

Why Algae Loves Jacksonville

Algae needs three things to thrive: moisture, shade, and a food source. Jacksonville provides all three in abundance. Our 74% average humidity supplies constant moisture. Our live oaks and building orientation create plenty of shade. And the limestone filler in asphalt shingles, plus airborne dust and pollen, provide the nutrients algae needs to grow. Homes near the St. Johns River or in low-lying areas like parts of Orange Park face even higher humidity levels.

The Type of Algae on Your Home

The dark streaks you see on siding are typically Gloeocapsa magma, a type of cyanobacteria that thrives in humid environments. The green patches are usually Chlorella or Trentepohlia. All of these organisms feed on moisture and organic particles, and all of them will return if you only remove them from the surface without killing the root structure embedded in your siding's microscopic pores.

Cleaning Methods by Siding Type

Vinyl Siding

Vinyl is the most forgiving siding material to clean, but also the easiest to damage with too much pressure. Never use more than 1,600 PSI on vinyl siding β€” higher pressure can force water behind the panels, leading to mold growth inside your wall cavity. The correct approach is soft washing: apply a cleaning solution (sodium hypochlorite diluted to 1-2% with water and a surfactant), let it dwell for 10-15 minutes, then rinse with low pressure. The chemicals do the work, not the pressure. This method kills algae at the root and typically keeps siding clean for 12-18 months.

Stucco Siding

Stucco requires even gentler handling because it's porous and can absorb cleaning solutions. Use 1,200-1,500 PSI maximum, and always test an inconspicuous area first. The same soft wash solution works on stucco, but reduce the dwell time to 5-10 minutes since stucco can absorb the bleach solution and cause discoloration if left too long. After cleaning, rinse thoroughly β€” any residual cleaning solution left in the stucco's pores can cause staining as it dries.

Brick and Stone Veneer

Brick and stone can handle higher pressure (1,500-2,000 PSI), but the mortar joints are vulnerable. Direct high-pressure spray into mortar joints and you'll blast the mortar out. Use a wide-angle tip and keep the wand moving. For algae on brick, the same bleach solution works, but you may need a stiffer brush for the mortar joints where algae grows deepest.

Wood Siding

Wood siding β€” common in historic Riverside-Avondale and St. Augustine neighborhoods β€” is the trickiest to clean. Use only 500-1,200 PSI, always spray with the grain, and never let cleaning solutions dwell on wood for more than 5 minutes. Wood absorbs moisture rapidly, and excessive dwell time can cause the wood grain to raise, requiring sanding before repainting. After cleaning, allow the wood to dry completely (3-5 dry days in Jacksonville) before applying a fresh coat of stain or paint.

DIY vs Professional Siding Cleaning

The DIY Approach

You can clean your own siding if you have the right equipment and are willing to invest the time. You'll need a pressure washer with adjustable PSI, a soft wash nozzle (not a zero-degree tip), a pump-up sprayer for the cleaning solution, a ladder, and 4-8 hours for an average home. The biggest risks are using too much pressure, skipping the chemical pre-treatment, and working from a ladder while handling a pressure washer β€” which is genuinely dangerous.

Professional Siding Cleaning

Professional siding cleaning from our pressure washing service costs $250-500 for an average Jacksonville home and takes 2-4 hours with a trained crew. We bring commercial-grade soft wash systems, professional-grade cleaning solutions that aren't available at retail stores, and β€” critically β€” the experience to know exactly what pressure and solution strength works on each surface. We also carry liability insurance, so if anything goes wrong, you're covered.

Preventing Algae From Coming Back

Cleaning is half the battle; prevention is the other half. After cleaning your siding, take these steps to slow algae regrowth:

  • Trim vegetation: Keep shrubs and trees at least 2 feet from your siding to improve airflow and reduce shade
  • Direct sprinklers away from walls: Irrigation water is a major algae catalyst
  • Improve drainage: Ensure water flows away from your foundation and doesn't pool near walls
  • Apply a preventive treatment: After cleaning, we can apply a mildewcide that inhibits regrowth for 6-12 months
  • Clean gutters regularly: Overflowing gutters dump algae-spore-laden water down your siding

Keep Your Siding Clean and Protected

Algae on your siding is more than a cosmetic issue β€” it's a sign that moisture is working against your home. The longer you let it grow, the harder it is to remove and the more damage it causes underneath.
